LEASE-TO-OWN:

Any resident can do a Lease-To-Own agreement on your lease with Anderson Communities.  With an initial investment of as little as $1000.00 (varies by home), you can start to accumulate a $150.00 credit per month to be used towards the purchase of an available home with Anderson Communities or a NEW CONSTRUCTION home through Harmony Home Builders!  This programs allows you to accumulate $1800.00 in rent credit to be used towards closing costs, upgrades, or down payment on your home when you are ready to purchase.

LEASE-TO-OWN “BUILT TO SUIT”:  

Do you have $5000.00 or more that you are saving towards a down payment on a BRAND NEW home but don’t quite have the credit to qualify for a mortgage?  

Let Anderson Communities and Harmony Home Builders build your dream home for you.  You will choose your colors, cabinets, flooring, and floor plan on the homesite of your choice!  We will give you your guaranteed purchase price and allow you to rent the home until you qualify to purchase it!  You will never have to move again! The monthly rent amount and required initial investment is based on the sale price of the home with any upgrades included. Anderson Communities typically requires $5000.00 plus the cost of upgrades (subject to change based on credit, floor plan, upgrades and overall price of home).

There are no break lease fees if you are in a current lease with Anderson Communities.  Your lease will continue month-to-month, at your current rate, until your home is completed

OWNER FINANCING:           

Do you have a large amount of savings or retirement set aside for a down payment on a new home, but unable to qualify for a mortgage?

Don’t let bankruptcies , foreclosures or credit issues keep you from home ownership.  Let Anderson Communities lend you the money for your new home.  When you qualify for traditional financing, there is no prepayment penalty.  Harmony Home Builders will build your home for you, just the way you want it, with 20% down on the home.  When it is time to close and move in, Anderson Communities will carry the mortgage for you and act as your bank.  The deed to the home is in your name and the monthly mortgage payment will be paid to Anderson Communities .  You actually OWN your home!  When you are ready, you will refinance through the bank of your choosing, lower your interest rate, lower your monthly payment and begin making payments to them.

Anderson Communities has BRAND NEW and existing homes available to purchase at anytime! We have several preferred mortgage lenders that can help you get qualified to purchase your new home.  There are several great programs currently available that many residents just like yourself are taking advantage of! Ask how you can receive up to $3000.00 towards your closing costs, prepaids or upgrades on your new home!

RURAL HOUSING LOAN:      

Have you thought about living in Georgetown or Versailles? How about with NO MONEY DOWN!

Currently there is a new loan called the Rural Housing Loan.  This is 100% financing on homes in Georgetown and other rural counties.  We have several residents currently building brand new homes in our community of Sutton Place in Georgetown with no down payment!  Several have actually received a check back at closing along with their new home!
